These Tools Are Not Interchangeable

A Zestimate, CMA, home inspection, and residential appraisal can all be useful, but they answer different questions. Combining these comparisons into one page avoids creating three thin pages that compete with each other or with the main Why Get an Appraisal? page.

Appraisal

Independent value opinion developed for a specific intended use, property, effective date, and market.

Zestimate/AVM

Automated estimate based on available data. Useful as a rough signal, not a property-specific appraisal.

CMA

Agent pricing analysis, often useful for listing strategy, but not the same as an independent appraisal report.

Inspection

Condition-focused home inspection. It identifies defects but does not provide a market value opinion.

When an Appraisal Makes More Sense

  • You need a value opinion for estate, divorce, PMI removal, tax, lending, or legal planning.
  • The property is unusual, renovated, waterfront, rural, older, or hard to compare.
  • You need a defensible report, not just a pricing suggestion.
  • There is a disagreement over value and you need independent support.
