How much does a residential appraisal cost?
Appraisal fees vary depending on the type of report, property complexity, and location. Contact us for a fee quote specific to your property and needs.
How long does an appraisal take?
Most residential appraisals are completed within 3-4 business days from the date of inspection. Complex properties or rush orders may vary. The on-site inspection typically takes 20-45 minutes depending on the property size.
What does an appraiser look for during the inspection?
The appraiser evaluates the property's overall condition, quality of construction, room count, square footage, lot size, location, and any improvements or updates. The appraiser also photographs the property and notes any issues that could affect value.
Do I need to be home during the appraisal?
For a full interior appraisal (1004/URAR), someone needs to provide access to the property. For an exterior-only appraisal (2055), no access is needed the appraiser evaluates the property from the outside.
How is the appraised value determined?
The appraiser analyzes recent sales of comparable properties (comps) in the area, makes adjustments for differences between the subject property and the comps, and considers current market conditions to arrive at an opinion of market value.
What if the appraisal comes in lower than expected?
If you believe the appraisal is inaccurate, you can submit additional comparable sales to your lender or appraisal management company (AMC) through a process called a Reconsideration of Value (ROV). The lender or AMC will then forward the comparables to the appraiser for review. The lender may also order a second appraisal in some cases. The appraiser's role is to provide an unbiased, independent opinion of value.

Can I order an appraisal for a property I don't own?
Yes. Attorneys, estate executors, investors, and other interested parties can order appraisals. However, access to the interior may need to be arranged with the property owner for a full interior appraisal.
